    What is a (House Style Here) House?: Ranch / Bi-Level / Split-Level / Tri-Level / 1 1/2 Story / Bungalow / Modular / Two Story

    Here is a list of definitions of house styles:

    Ranch: A home design that has all living functions available on the main floor - Most have basements.

    Bi,Split Level: A raised ranch, with split foyer type of entry, that has all living functions available on main floor.

    Tri,Quad Level: Tri-level is a multi level home that has living functions (relaxing, eating, entertaining) on main floor and usually sleeping on another level and family functions as well as additional bedrooms on another. A Quad-Level home is like a tri-level with a 4th level deep basement.

    One and One-Half Story: A two story home which has one-half height second floor walls, and ceilings that follow the roof line.

    Bungalow: A small ranch style with no eaves (overhanging lower edges of a roof).

    Modular: A Pre-engineered and pre-assembled style of home.

    Two Story: A design that has a full height wall on the 2nd floor.

    Do you have rental property?

    Western Nebraska Real Estate itself does not manage rental property. However, we would be glad to provide you with a list of rental property managers in the city of Alliance. Simply contact us and we can mail, e-mail, or fax you a copy. (Stopping in the office will do just fine, too.)

    Does your property have lease with option to buy?

    Most sellers do not wish to lease option their property.

    What is a 1/2 Bath? (or other style/number)

    A full bath has a stool, lavatory, and tub (with or without a shower). A one-half (1/2) bath has a stool and lavatory. A three-fourths (3/4) bath has a stool, lavatory, and shower. SOT means "Shower over tub."

    Do you sell farm and ranch land?

    We do sell farm land; both dry and irrigated. We also sell smaller tracts of grass land, but we do not sell ranches.

    What do the numbers in the room count mean?

    Where the room count reads x \ y \ z, the letters mean the following:

    x: Total number of rooms above ground, excluding bathrooms.
    y: Bedroom count
    z: Bathroom count.

    What are discount points?

    Points are prepaid interest paid to the lender to lower the interest rate. They are paid at closing time and are negotiable between buyer and seller.

    What are closing costs?

    There are certain costs involved in any real estate transaction: Documentary stamps, termite inspection/treatment, document prepartion fees, title insurance, flood certification fees, recording fees, and others. Lenders also have their own closing costs in addition to those those already mentioned: origination fees, discount points, processing fees, commitment fees, etc.


    Definitions

    RI: Rough In; A place ready for a bathroom fixture installation (e.g. stool, or tub)
    SOT: Shower Over Tub. When a showerhead is mounted over a bathtub, rather than simply a shower stall.
    FAG, GAF, or GFA: Gas, Forced Air (A heating type)
    GDO: Garage Door Opener
    RE Taxes: Real Estate Taxes
    Gar. Size Att/Det: Garage Size; Attached/Detached garage
    Ref: Refrigerator
    DW: Dishwasher
    Disp: Garbage Disposal
    FP: Fireplace
